Awfis expands Mumbai presence with new Powai centre

Awfis Space Solutions Limited, India's largest and first publicly listed flexible workspace provider, launched a new centre in Supreme Business Park, Hiranandani Gardens, Powai, spanning approximately 50,000 sq ft. This expansion increases Awfis's Mumbai footprint to 35 centres, totalling around 1.04 million sq ft. The new facility is strategically located with strong connectivity to transport modes, including metro lines, arterial roads, and proximity to the airport and railway stations.

The new centre is already largely occupied by Howden Insurance Brokers India Pvt. Ltd., which has leased approximately 36,000 sq ft under a 60-month agreement. Large enterprises constitute 59% of Awfis's client base, complemented by a mix of mid- and small-sized occupiers. This move aligns with Mumbai's growth as a financial hub, driven by robust commercial real estate expansion and the influx of global capability centres.

Awfis highlights strong client retention, with 73% of clients having tenures exceeding 24 months. India continues to be a preferred global destination for corporate real estate, with Mumbai accounting for 20% of this growth. The company anticipates continued positive momentum in the office market due to India's resilient economic fundamentals and the expansion of global capability centres.
